Tri-Cities Real Estate Market Update, December

The end-of-2013 Tri-Cities real estate market information has just been released. Comparing December 2012 with December 2013 note that although median sales price decreased just a bit, the number of homes under contract and sold have seen significant gains.

The numbers as a whole represent a year of modest growth. Below is the number of homes available on the market for both 2012 and 2013. As you can see, in April 2013, the number of homes available in the Tri-Cities began to decline. A smaller supply of homes with steady demand will cause home prices to increase, in this case modestly.

The below graph represents median home prices in the Tri-Cities over 2012 and 2013. Note that the 2013 line is almost consistently over the 2012 line, representing a small increase over 2012.

Tri-Cities Real Estate Market Update

The August numbers have been released from the MLS and we have seen modest growth. Median Home Sale prices have increased over 7% over August 2012 numbers. The number of homes under contract also increased slightly by .84%. Our inventory has seen an adjustment as well, with a 5.1% decline.

2013 Q3 Market Update 1

One reason the real estate market is showing moderate growth is due to our steady employment. The below graph shows the unemployment rate for the Tri-Cities Metropolitan Area which includes Kennewick, Richland, and Pasco. As you can see, year over year, our employment rate has been steady. We do see a slight spike in the winter as part of our economy is agriculturally based.

Kai had dreamt of opening a restaurant since she was 14, inspired by her aunts and uncles in the North Carolina restaurant business. The family is full of great chefs, from her mother, aunts and uncles to her in-laws. Kai and her husband, My, wanted to own and operate a family business, and when they decided to open a restaurant, it included her brother-in-law Vixay. They went mobile to appeal to the Tri-City market, which didn’t have any Asian food trucks.

The truck is named after their daughter, Kindra, who passed away in 2012 from complications of bacterial pneumonia. Since then, they have formed a non-profit organization, the KMP foundation, and all proceeds from egg roll sales go directly to the foundation.

Since opening, they have been located in John Dam Plaza but will move to 9th Street in Richland, near PNNL. They attend community events to provide fresh Asian food and the menu and location changes are updated daily on Facebook.

The motto, “Offering excellent customer service and fresh affordable meals,” is no joke; after dining there a few times, they will not only remember your name, but also your order AND THE FOOD IS AMAZING!!!

Jennifer and Jessica’s Local Favorites: Windy River Meats!

WRM Logo ColorWindy River Meats isn’t your average start up business. Born in Kennewick, owner, Korey Lancaster is the 4th generation in his family to enter into the meat processing business. In the early 1960’s Korey’s grandfather, Bob Schutz, opened a custom meat cutting and butchering facility in Pasco, following in the footsteps of his parents who were butchers.

Bob’s Custom Meats grew to include locker beef sales, custom smokehouses, and sausage manufacturing. In 1982, Bob’s son Byran bought the business and continues to run the custom side of the business in his location off of Burden Blvd – the best place in town for custom butchering and wild game processing.

Korey learned to cut meat in this facility and it was through Bryan’s mentoring that Korey and his wife Staci were able to open up their own retail location in the lot to the North of Bryan’s Butcher Block.

Windy River Meats opened in March of this year, offering the freshest of local meats, cheeses, beer and wines. All fresh meats are butchered in-house. Korey uses family recipes, and some of his own, to make his fresh and smoked sausages from scratch. Their mouth-watering, thick cut homemade bacon is a huge seller, as is their homemade Jerky and Snack Sticks. They have just started to phase in local grass-fed beef and have Montana grass-fed buffalo in the back. Their motto is “if you don’t see, just ask and we will cut it fresh!”  They are also happy to try and order items in they are not stocked. There is a monthly fresh seafood pre-order list via email and Facebook in which they bring in the freshest of fish, shellfish and more. The holidays will bring pre-ordered Smoked Turkeys, Peach Brandy, Apricot, and Honey Hams and Seasoned and/or Smoked Rib Roasts. Why Invest In the Tri-Cities

When buying any kind of real estate you want to make sure that you are making a good investment because you never know when you might need to sell it, whether that be a single family home, condo, or even raw land.

That being said we have all heard the expression location…location…location when considering a piece of real estate to invest in as if the location of the property is ideal, demand should always be high and therefore, will return a higher price than property in a not-so-desirable location.  While this is absolutely critical there are a few other things to consider before making what could be a very smart or a disappointing real estate purchase. Although location is still at the top of the list, there are two other critical points to consider.

A real estate buyer or investor must also answer the questions “Who is buying?” and “What is the health of the community they are buying into?”  These two factors are often overlooked but they are essential for making a wise real estate purchase.

An area like the Tri-Cities of Richland, Pasco, and Kennewick are perfect for many types of buyers – critical to note when deciding where to buy.  The “Who is buying?” question is important because the more types of buyers that can buy in a particular area means there will be higher demand when you go to sell and that always equates into higher sales prices.  The demand in Tri-Cities is high due to it being a great place to raise a family, start a new business, retire or purchase a second home, not to mention the wealth of recreational opportunities that abound.  This is a wonderful recipe for high demand and higher sales prices.

The other thing to look at when buying is the health of the community. Variables to consider include:

  • Is the area growing?
  • Are the available jobs in the area tied to a variety of industries?
  • What natural resources are readily available?
  • Are the health care system and school systems highly rated?

According to the Tri-Cities tourism bureau, we have a strong school system, virtually no traffic congestion, growing health care, low crime rate and annual precipitation of less than seven inches.  All of this along with its varied recreational activities and incredible weather makes it a perfect place to invest in real estate.

The Tri-Cities visitors and convention bureau says it best with their “Water, Weather and Wine” slogan.  There is no question that the Tri-Cities is rich in each of these areas and makes it a very attractive investment location.

Interest Rates

We have been getting a lot of inquiries lately about interest rates. As you may or may not know, interest rates have been quietly creeping up since December of 2012. At that time, the rates for a 30 year fixed rate mortgage were at a record of 3.35%. The last few weeks, however, rates have been hovering around 4% or more for the first time since November of 2011. Just how much of a difference can this .65% increase make? You might be surprised!

Below is a table which illustrates the corresponding monthly payment for a home purchased at our first quarter, 2013 median home price of $181,700. This assumes a 20% down payment with principle and interest only on a 30 year fixed rate mortgage.

If you are in the market for a home and you see that mortgage interest rates have gone up a small fraction of a percent, is that cause to panic and change direction? Of course not, but if you are in the market for a home, it does make sense to establish a close relationship with a lender right away who can quickly spot interest rate trends and get you “locked in” if conditions are favorable and you are within days or hours of submitting your loan application.
Do you see how just by waiting six months can diminish a buyer’s buying power? The difference between 3.35% and 4% is $53 a month or over $19,000 over the life of the loan!

Currently, the rates are being kept artificially low due to the government buying bonds in an effort to stimulate the economy. However, with the economy growing stronger, the Federal Reserve is expected to cut back on buying bonds, causing rates to rise. Chief Economist for the National Association of REALTORS®, Lawrence Yun, predicts interest rates could go as high as 5% by the end of the year. At our median home price of $181,700, that could equate to a monthly payment of $87 more per month than where rates are right now – or $31,320 over the life of the loan.
