Is Condo/townhome Living Right For You? Factors You Should Consider.

Living in a condo or townhome community with a high concentration of households on a small piece of land can present a unique set of factors. It’s important to be aware of these and consider them before making a decision to live in this type of community.

One of the main factors to consider is privacy. When homes are built close together, and with shared walls this can compromise privacy, as sound can easily travel between neighboring households. Additionally, if it’s a new development there is likely no mature trees or privacy landscaping, further reducing privacy between properties. Older condo or townhome developments often have mature landscaping, which contributes to increased privacy and noise control. 

Another factor is noise. With shared walls and shared outdoor spaces, noise can easily transfer from one home to another. Typical wood frame construction, commonly used in these communities, tends to amplify noise, making it even more of a potential concern.

Odors can also be an issue in close-knit communities. Each household has its own unique habits and preferences, which can lead to different types of odors, such as cooking smells, pet waste, smoke and more. If there are no rules or regulations in place to address these issues, or if the ventilation or construction methods are subpar, odors can easily transfer between units.

To mitigate these issues, it’s crucial to ensure that the community has clear Covenants, Conditions, and Restrictions (CC&Rs) or Rules and Regulations that all residents must adhere to. While rules may not be everyone’s favorite thing, they are essential in ensuring that neighbors are considerate and respectful of one another in these close proximity living situations.

Equally important is an active Homeowners Association (HOA) that enforces these rules. Without proper enforcement, rules become meaningless. An HOA provides a valuable resource for addressing any concerns or issues that may arise, sparing you from potentially uncomfortable confrontations with neighbors.

When considering a community, it’s also worth looking into the history and effectiveness of the HOA. The track record of the HOA in maintaining the community and enforcing the CC&Rs can give you a sense of their commitment to preserving the value and enjoyment of the property for all residents.

Mediterranean Villas: In comparison to other condos or townhomes, Mediterranean Villas stands out for its superior construction. These townhomes are built with Insulated Concrete Form (ICF) construction, which means the exterior walls and walls between homes are made of concrete instead of typical wood framing. This construction method significantly reduces noise transfer, odor transfer, and enhances energy efficiency. As a result, lower power bills can be expected compared to a typical wood-framed home.

Mediterranean Villas was established in 2001 and consists of 224 townhomes.  It has a reputation for being an all around great investment, and has always been a sought after subdivision. This too sets it apart from new construction offerings.

While older townhouses may have outdated finishes and systems, these can be easily replaced when necessary. The absence of CC&Rs, an inactive HOA, or a lack of a track record in a community are factors beyond your control. It’s important to consider these aspects and choose a community that aligns with your preferences both now and with the future in mind.

Summer Air Conditioning Maintenance

If you are planning on putting your home on the market, or have purchased a home in the last year, you may want to consider getting your air conditioning unit serviced now rather than waiting.

As the calendar moves from spring to summer, the air conditioner, whether you have a heat pump, swamp cooler, or some other type of cooling unit, will be in-demand in the coming months. So why act preventively? There are two important reasons:

  • As a seller, it pays to have your air conditioning unit running smoothly while the house is on the market. With our typical heat spells here in the Tri-Cities where temperatures reach over 100 degrees you will be thankful you were proactive. If something happens to your unit while your home is listed, a non-air-conditioned home will definitely turn off potential buyers. If something happens on a weekend or in the evening, the service call to get repairs done quickly might cost you hundreds of dollars. Preventative service may help avoid this. Remember, servicing the unit may be something the buyer asks for at the inspection anyway, so this may already be an expense you would incur.
  • As a new homeowner, it is a fact that you are likely to live differently in your house than the previous owner. Say you keep the home at a cool, crisp 68 degrees but the previous owner enjoyed the home at 75 degrees. Appliances, trying to accommodate this kind of change, can have system issues. If you think you are in the clear having bought a brand new home, think again.  Just because a system is new does not mean it is free from any manufactures or other defects.  If you sense the system is not operating optimally or cooling effectively call your contractor right away.  Any good home builder will have contracted with a reputable HVAC company that uses good quality equipment and will warrant the product for a set amount of time.

Tri-Cities Real Estate Market Update, December

The end-of-2013 Tri-Cities real estate market information has just been released. Comparing December 2012 with December 2013 note that although median sales price decreased just a bit, the number of homes under contract and sold have seen significant gains.

The numbers as a whole represent a year of modest growth. Below is the number of homes available on the market for both 2012 and 2013. As you can see, in April 2013, the number of homes available in the Tri-Cities began to decline. A smaller supply of homes with steady demand will cause home prices to increase, in this case modestly.

The below graph represents median home prices in the Tri-Cities over 2012 and 2013. Note that the 2013 line is almost consistently over the 2012 line, representing a small increase over 2012.

Finding a Diamond in the Rough – A Guide for Home Buyers

The Tri-Cities real estate market is healthy with houses selling at a steady pace. The National Association of REALTORS® predicts that prices should rise about 6% next year nationally with interest rates rising to 5.8%. Those stats may have potential homebuyers who had planned on moving next year scratching their heads and wondering if the time is right to make a move now. But what if they can’t find exactly what they are looking for?

There are buyers in the market right now who are still looking for a “deal” despite the health of the market. And other buyers who are out looking but just aren’t finding that house that feels “just right.” Should they be looking at homes that have been on the market for six months, nine months, a year or more with the hopes of getting a deal and doing an extensive renovation? Or if scores of other buyers have bypassed these homes, should you stay away too?

Home improvement shows have made the idea of purchasing something unappealing and retrofitting to the buyer’s unique tastes seems appealing – even easy! As you determine if a home that has languished on the market is really a diamond in the rough awaiting polishing, consider why the home may still be on the market. Unless these problems are solved that caused the home to be on the market so long are fixed, you could run into the same problem when it is time to sell unless you make the required changes.

Homes that are on the market for a long time usually have a common list of challenges:

Overpriced property. This is the easiest obstacle to overcome in terms of fixing the problem – if the seller is willing. Even the ugliest property will sell if it is priced right. The key is to widen the buyer pool as much as possible by lowering the price to what the pool of buyers – or at least one of them – will pay. Sellers may steadfastly hold to their price, but the bottom line is if the home has been on the market for months, generally the price needs to be reduced to meet the market.

As a potential buyer, before purchasing a property, it is important for the buyer’s agent to do a comparative market analysis (CMA) so the buyer will have an estimate of market value before purchasing to make sure they are making a sound investment.

Floorplan/Flow is awkward. Is the master bedroom two floors away from the other bedrooms? Is there only one bathroom for the whole house? Is the kitchen small in proportion to the rest of the house? Are the rooms small with little closet space? Floorplan/flow challenges such as these may be easy to overcome with a remodel. It is important to do your due diligence first and determine a remodel is possible – and within your budget. Also, features such as multiple flights of stairs will keep certain buyer pools from considering the property (such as seniors or perhaps parents of young children) and may not be easily remedied by a remodel. Furthermore, there may be zoning restrictions if altering the outside of the home is required and should be investigated before finalizing the purchase.

Location location location. Are there power lines nearby? Is the home located beneath the flight path to the airport? Is the home located on or nearby a very busy street? These types of challenges are not ones that can be altered. Therefore, if the home is located near something that others might find disturbing or a nuisance, this should be reflected in the price of the property to attract the largest buyer pool – both now and down the road when it comes time to sell.

Dated, but easily updated. If the home is in a good location and everything else looks favorable, but the rust-colored linoleum and pink sink and tub in the bathroom is giving you pause, then this may indeed be the diamond in the rough you have been looking for! If the rest of the “bones” of the house are desirable such as general house layout, roof, supports, etc and the updates are mostly cosmetic or involve moving just a few non-supporting walls, then you may have found your home.

Tri-Cities Real Estate Market Update, October

The September and October Tri-Cities real estate market information is hot off the presses! This has been another two months of modest growth over the previous year.

According to the National Association of REALTORS®, the Kennewick-Richland-Pasco metro area is seeing a upward trend in new home construction with 1,661 current building permits through June 2013. This is 36.7% above the long-term average of 1,215 permits.

Did you know that the Tri-Cities is only behind Seattle and Portland for the number of building permits in Washington and Oregon? In August, 2013, Seattle issued 6300 permits, Portland issued 3970 permits and Kennewick-Richland-Pasco issued 1000 permits. New construction is strong in our area.

Tri-Cities Real Estate Market Update

The August numbers have been released from the MLS and we have seen modest growth. Median Home Sale prices have increased over 7% over August 2012 numbers. The number of homes under contract also increased slightly by .84%. Our inventory has seen an adjustment as well, with a 5.1% decline.

2013 Q3 Market Update 1

One reason the real estate market is showing moderate growth is due to our steady employment. The below graph shows the unemployment rate for the Tri-Cities Metropolitan Area which includes Kennewick, Richland, and Pasco. As you can see, year over year, our employment rate has been steady. We do see a slight spike in the winter as part of our economy is agriculturally based.

Kai had dreamt of opening a restaurant since she was 14, inspired by her aunts and uncles in the North Carolina restaurant business. The family is full of great chefs, from her mother, aunts and uncles to her in-laws. Kai and her husband, My, wanted to own and operate a family business, and when they decided to open a restaurant, it included her brother-in-law Vixay. They went mobile to appeal to the Tri-City market, which didn’t have any Asian food trucks.

The truck is named after their daughter, Kindra, who passed away in 2012 from complications of bacterial pneumonia. Since then, they have formed a non-profit organization, the KMP foundation, and all proceeds from egg roll sales go directly to the foundation.

Since opening, they have been located in John Dam Plaza but will move to 9th Street in Richland, near PNNL. They attend community events to provide fresh Asian food and the menu and location changes are updated daily on Facebook.

Tri-Cities Real Estate Market Update – Second Quarter 2013

The second quarter (plus July) numbers are available from the MLS. Our second quarter number of homes sold is up significantly over 2012 with 893 homes sold in 2013 versus 815 in 2012. The number of homes on the market has also decreased (1392 homes on the market in July of 2013 versus 1456 homes on the market in July of 2012), meaning demand for the homes that are on the market has increased. An increase in demand results in an increase in price. Comparing July of 2012 versus 2013, average sales prices are up 2.6%.

The number of homes under contract is also up over last year significantly. Comparing July 2012 versus July 2013, the number of homes under contract have increased 26.2%. The first seven months of 2013 pendings were up an average of 13.48%.

According to the Tri-City Development Council, between the 2010 Census and 2013 estimates, the population has increased in this area about 5,000 per year. Remember, people need a place to live!
